We provide property management for any type of home including single family houses, duplexes, fourplexes and townhouse/apartment style condominiums. We work with each client on an induvial basis to find out what their goals and expectations are for their rental properties, and how much involvement they want to have with the management process. We are flexible with clients who want to have more of a “hands on” relationship but are also capable of taking care of all the details for those clients who prefer the “hands off” approach. From there we will complete a rental evaluation of the property and begin marketing the property for rent. We use a variety of online resources to ensure the rental listing is seen by as many potential tenants as possible. We will show the property as many times as it takes to find a suitable tenant. Our business thrives by finding qualified, long term and responsible tenants who take care of the property as if it was their own. Once a potential tenant has applied to rent a property from us, we use a thorough screening process including credit/background checks, employment confirmation and previous landlord reference checks. We take care of security deposits and lease documentation and complete a thorough move in inspection before handing over keys. All properties require ongoing maintenance, and we address both immediate repairs as well as longer term improvements to the home. Both tenants and owners have peace of mind knowing that we respond to all maintenance requests with qualified contractors. We have a 24/7 emergency line to ensure urgent matters are responded to right away. We also have an online portal for our tenants to report maintenance requests where they can upload photos and details or if they prefer, they can contact us by phone or email. We provide our clients with feedback on their property based on tenant reports and annual inspections. We are happy to make recommendation on how the property can be improved and can coordinate this work with our network of trusted contractors. We take care of the collection of rent and the payment of any invoices associated with the property. Each month we provide our clients with a financial statement outlining income and expenses and all proceeds for the month are deposited directly to the owner’s bank account.
